One of the Hamptons’ most high-profile listings has found a buyer. The waterfront estate at 105 Lily Pond Lane in East Hampton, asking $79.5 million, sold in an all-cash deal, potentially setting the record for the area’s most expensive sale this year. While the closing price was below ask, it may still eclipse February’s $70M deal on Further Lane.
Known as the “Dune House,” the 8,400-square-foot home features 11 bedrooms, 10 bathrooms, and sits on 2.85 acres overlooking the Atlantic. The sale also includes a neighboring 1.85-acre lot with development potential. Built in 1916 for Treasury Secretary William H. Woodin, the home blends history, prestige, and location in one of the East End’s most exclusive pockets.
Compass broker Ed Petrie represented the seller, while Dana Trotter of The Agency represented the mystery buyer. The sale highlights renewed momentum in the Hamptons’ luxury market, which saw median prices exceed $2M for the first time in Q1 and a 31% YOY jump in sales activity.
Elsewhere in East Hampton, high-end listings remain active, with multimillion-dollar contracts in motion and more ultra-luxury deals anticipated before summer’s end.
