Cloud computing company Snowflake has finalized a lease to double its office space in Downtown Denver, increasing its footprint to approximately 40,000 square feet at 1700 Broadway. The move highlights Snowflake’s ongoing expansion to support rapid growth and rising global demand for artificial intelligence (AI) services. This latest deal comes amid the company’s broader shift to a “headquarterless” model, following the relocation of top executives to Bozeman, Montana.
While many tech firms scaled back during the pandemic, Snowflake has taken the opposite approach. Over the past two years, it has signed over 1 million square feet of office leases worldwide, including in Silicon Valley, Seattle, London, and now Denver. Despite emphasizing remote work, Snowflake sees value in maintaining and expanding physical office hubs to support collaboration, hiring, and long-term growth strategies.
This Denver expansion is particularly significant given the city's 31.5% office vacancy rate, one of the highest in the U.S. Snowflake’s lease provides a welcome boost to a downtown market still recovering from post-pandemic shocks. It’s part of a broader resurgence in tech sector leasing activity, which rose by more than 21% nationally in early 2025 compared to the same period last year, according to CBRE.
Snowflake’s momentum aligns with renewed interest in office space among AI-focused companies and tech leaders. With over 7,800 employees globally and more than 200 based in Denver, the company continues to hire aggressively and deepen its U.S. presence. CEO Sridhar Ramaswamy recently told analysts, “We are in the zone and there’s still an enormous opportunity ahead.”
