New York City saw 235 property transactions totaling approximately $336 million on July 28, 2025, according to The Real Deal. The standout residential deal was the $18.9 million sale of the historic Frank Lloyd Wright suite at One Central Park South, formerly the Plaza Hotel. Sold by James and Lisa Cohen, the 4,000-square-foot unit fetched its asking price—over 45% more than its 2009 purchase value. Compass brokers Charlie Attias, Brooke Winsness, and Connor Ramage handled the listing.
On the commercial side, the top transaction was a $14.2 million deal in East Williamsburg. Developer David Halberstam sold two walk-up buildings on Leonard Street to a company managed by Barbara S. Herman. The properties, each with 10 units, were acquired by Halberstam in 2021 and 2022 for just under $4 million combined—making for a significant gain.
Other notable residential transactions include the sale of a $9.4 million sponsor unit at Extell’s 50 West 66th Street by an LLC tied to the Racyuan Family Foundation. Famed violinist Itzhak Perlman and wife Toby also made headlines, selling their Upper West Side townhouse for $8.2 million after owning it for over three decades. Another Lenox Hill townhouse changed hands for $8.8 million, purchased by an LLC linked to Daniel Lazarek.
In the Hudson Yards district, a six-story apartment building at 350 West 38th Street sold for $11 million. Owned by Lai Enterprises for decades, the property was acquired by a company tied to Akiba Rand and Chaskel Landau, with Broadview Capital financing $8.3 million of the deal. These transactions reflect sustained investor interest across both legacy and luxury real estate in New York City.
