An unfinished five-story townhouse at 39 South Portland Avenue has set a new sales record in Brooklyn’s Fort Greene neighborhood, closing for $8.75 million in an all-cash transaction. The buyer, linked to Amplify CEO Larry Berger, acquired the property from local developer Vadem Brodsky, who originally purchased it for $4.7 million in 2024.
Originally planned as a four-unit condo conversion with a projected $10.6 million sellout, the developer opted to sell the shell as-is after securing AG approval. The home, spanning 6,360 square feet with a 53-foot garden, is said to be just “a step or two before white-box,” with core plumbing and electrical already in place.
Despite its unfinished state, the sale surpassed the previous neighborhood record of $7.9 million, set in 2022 by a townhouse on South Oxford Street. The $1,365-per-square-foot price fell short of that property’s $1,488 PPSF, but brokers argue the unique scale and location of the South Portland Avenue home justify the new high mark.
Brooklyn’s townhouse market has remained strong, especially in Fort Greene, where demand outpaces supply. According to Leslie Garfield’s latest report, the neighborhood saw a 50% jump in townhouse sales year-over-year in Q1 2025, totaling $57 million across just 15 properties. As top-tier listings remain scarce, brokers believe more records could fall in the near future.
