In a major office leasing move, Verizon has signed a 19-year lease to relocate its corporate headquarters to Vornado Realty Trust’s newly redeveloped Penn 2 tower in Manhattan. The telecom giant will occupy over 195,000 square feet across the 8th to 10th floors of the building, along with exclusive access to more than 25,000 square feet of outdoor space. The transaction also includes 4,400 square feet of ground-level space for a flagship Verizon retail store.
The new headquarters, set to accommodate around 1,000 employees by 2026, will consolidate Verizon’s existing offices at Salesforce Tower and 140 West Street. This shift comes as the company intensifies its return-to-office policy, requiring hybrid employees to be in-office three days a week starting after Labor Day — a notable increase from the previous eight-day monthly requirement.
The lease deal is a major win for Vornado, which invested $750 million to transform Penn 2 as part of its broader Penn District redevelopment. The building now features a new curtain wall, triple-height lobby, enhanced retail spaces, and a rooftop glass pavilion. With this lease, Penn 2 is now 60% occupied, and Verizon joins other major tenants including Madison Square Garden and Universal Music Group.
