New York City saw a busy day in real estate on July 10, with 180 deals totaling approximately $409 million. The standout residential transaction was the sale of a sponsor unit on the 90th floor of Central Park Tower along Billionaires’ Row. The 3,000-square-foot luxury unit sold for just over $15 million, or about $5,000 per square foot—down from its original 2019 asking price of $18.8 million. The listing was handled by Corcoran agents Tim Rizzo, Gabriele Tonini, Janet Wang, and Kane Manera.
The most expensive commercial deal took place in the Bronx, where the Neighborhood Renewal Housing Development Fund Corp. sold five apartment buildings on University and Walton Avenues for $32.3 million. The new owner, MBD West Apartments Housing Development Fund Co., adds a significant residential portfolio to its holdings.
Additional residential transactions included the off-market sale of a co-op at 925 Park Avenue for $11 million to Michael and Ramsey Lyons, and a $6.5 million condo sale at The Aldyn on Riverside Boulevard. Commercially, Venta Industries LLC sold an industrial building in Long Island City for $15.5 million, and Premium Health acquired a 16,700-square-foot commercial condo in Far Rockaway for $12 million.
These transactions reflect sustained demand across both luxury residential and commercial segments of New York's real estate market, with properties continuing to move across diverse neighborhoods from Billionaires’ Row to the Bronx and Queens.
