The Durst Organization has secured a significant leasing deal with international law firm Steptoe, which signed a 15-year lease for 58,000 square feet at 1133 Sixth Avenue in Midtown Manhattan. The deal gives Steptoe the top three floors—43rd through 45th—of the 45-story office tower.
The law firm will be relocating from its current office at Brookfield’s 1114 Sixth Avenue, only one block south of its new location. Although the exact move-in timeline hasn’t been announced, the upgrade reflects the firm's long-term investment in Midtown’s prime office market. Asking rents at the Durst building range between $115 and $120 per square foot.
CBRE’s Timothy Dempsey and Greg Maurer-Hollaender represented Steptoe in the transaction, while Durst was represented in-house by Rocco Romeo and Nora Caliban. Other tenants at the 1.1 million-square-foot property include Take-Two Interactive, the National Basketball Players Association, and Patterson Belknap Webb & Tyler.
Despite a slower second quarter for leasing, Manhattan recorded its strongest first half of the year since 2014, with over 20.7 million square feet leased. This latest deal underscores continued demand for premium office space in strategic Midtown locations.
